Selling landed property in Singapore: pricing, rebuild potential and the right buyers

Landed homes do not sell the way flats and condos do. There are fewer buyers, no identical comparables next door, and a much longer decision cycle. Pricing and marketing a terrace, semi-detached or bungalow is a different discipline — here is how I approach it.

Why landed pricing is harder

Two houses on the same street can differ by land area, frontage, orientation, plot shape, tenure, allowable envelope and rebuild condition. A raw PSF average across the estate is close to meaningless. I price on land rate adjusted for those attributes, plus the value or liability of the existing structure.

Rebuild potential is part of the pitch

Many landed buyers are buying the plot, not the house. Knowing the permissible gross floor area, setbacks, attic and basement potential, and whether the property sits in a conservation or good class bungalow area lets me present the upside clearly instead of leaving buyers to guess.

Marketing to a small, specific audience

Portal listings alone are not enough when the buyer pool is a few hundred families. The campaign combines professional photography and video, a dedicated microsite, targeted digital reach into the right income and locality profiles, and direct outreach to agents who already represent landed buyers in the estate.

Buyer eligibility and financing

Landed residential property in mainland Singapore is generally restricted to Singapore citizens, with approval required otherwise. Qualifying buyers early — eligibility, loan approval and the size of the cash component — prevents a deal from collapsing weeks in.

Before you go to market

  • Confirm your proceeds with the proceeds calculator, including CPF refund and accrued interest.
  • Fix visible defects; landed buyers read maintenance as a proxy for hidden cost.
  • Gather approved plans, past renovation approvals and the title documents.
  • Agree a realistic marketing window — landed sales take longer than condo sales.
